Property Valuations- you have been disciplined and committed to saving for a deposit to buy your first property or you are looking to buy an investment property or perhaps you have secured capital funds from a private investor to invest.

The vital step in the property purchase process is to ensure you buy at the right price by having a good desktop valuation analysis

Here is an insight, there are three valuations for every property that exist and the importance of each are listed below:

1. Market Value - Surveyor gives you a true value of what the property will sell at in the current market. Estate agents dont use the market value.

2. Marketing Value - this the figure that the estate agent is going to use to sell the property. That doesn’t mean that the property is actually worth that price. This value is generally above the market value.

3. Sold Value - this is a true comparison of similar properties that have actually sold recently in that particular area.

Consider these pricing valuations in your next purchase to ensure you are buying an asset at the right price that will give you good returns on your capital at the right margins.

Cashflow- This is generated by the rental income received from your investment property. This is a very useful way of making residual income which is vital for achieving your investment goals to financial freedom and beyond.

Profit- This can be made in a number of the ways. One of the main ways is by buying Below Market Value (BMV), refurbishing and flipping. Another way is to increase the blueprint of the property in the form of an extension or adding an additional bedroom.

Equity- This is generated over time. Most properties in the UK tend to double in value every 8-10 years.
